Questions to Seller
 
Question: How old are the a/c and heating units? Approximately, what do utilities run per month? Can an independant inspection be done prior to sale?
Answer: I bought this house as a foreclosure so I didn't get to talk with the owners. I did ask the neighbors about the house and they said the siding and central air conditioning is about 8 years ago. I don't know how old the furnace is but it works fine. Also the garage is around 800 square feet and the owner built it himself. We priced it with a contractor and it would cost $32,000 to build it today. My husband is an architect and we put in all new plumbing and everything is new in the bathroom. We also put granite counter top in. We torn out walls and did tons to the home. It is truly a doll house now. We are working on the back yard this week. We are taking down a lot of old rose bushes and holly bushes. Any more questions let me know. Actually we put so much money into the house we are selling it "as is" but you are welcome to do an inspection.

Terms

1. You must be at least 18yrs old & a legal US resident to bid on this property.
2. Sale may be subject to bank approval.
3. Any repairs needed to the property should be considered in your bid/offer. Seller/Bank may not offer repair allowances.
4. Seller may choose to set a reserve price. If the reserve is not met, all bidders may be contacted to submit additional offers.
5. A 1% Buyer's Premium will be added to the final bid/offer price. The Buyer will submit the Buyer's Premium as an earnest money deposit upon execution of the purchase contract within 2 business days of the auction.
6. All Buyer's must provide proof of funding either to the Agent or SellMyHouse.com for the purchase of the property via a bank or mortgage pre-qualification letter. Funding should be attained before bidding begins on the property.
7. Buyer's are encouraged to schedule a viewing of the property with the listing agent prior to the auction. Winning bidders will be required to follow through with a contract even if they choose not to view the property prior to becoming the winning bidder.
8. In the case of multiple offers, the seller reserves the right to consider all offers over a 2 day business day period and negotiate with any or all of the bidders to secure an acceptable contract.
9. Closing will be conducted by a title company acceptable by both the buyer & the seller. If clear title cannot be provided the buyer is entitled to a full refund of the earnest deposit and the contract becomes void.
10. Material defects in the property found during an inspection that where not disclosed prior ro the auction are grounds to void the contract. Buyers are encouraged to attain disclosure documents from the listing agent prior to bidding on the property.
11. We reserve the right to cancel the auction if an offer is accepted priior to the auction date.
