Answer: I do and will be more than glad to share them with bidders once they are approved to bid. The owners have requested for the most privacy as possible. The auction is being held to settle a divorce. You can call me personally to get further information on pre-approval if you'd like, my cell is 812-987-2830. Question: What was the radon level in this house? I know it tested positive but I wanted to know what the number was.
Answer: I'm working on getting a copy of the report showing the radon reading level. Once I receive it I'll post it here on the site. Keep in mind that radon is easily mitigated. Lincoln

Answer: I'm working on getting a scheduled showing time available on Thursday of this week. I'll let you know as soon as I get it confirmed. Answer: All you need to do is email me your pre-approval letter and proof of funds to cover the $10,000 earnest money deposit. The letter must state your approved amount up to your maximum bid amount (that amount is not shared with anyone other than myself and is not made public on the website.) You can email it directly to me at Lincoln@AuctionsRightNow.com. We do not have a showing time confirmed yet prior to the bidding ending, we should have an answer by end of day on Thursday. Terms
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. Buyers Agent commission of 3% is being offered, all buyers must be registered with Auctioneer on approved auction registration forms no later than December 17th at 12 noon, no exceptions.  Email Auctioneer at Lincoln@AuctionsRightNow.com for the required registration forms.
  3. Auction format switches from "Reserve" to "Absolute" once the first bid of at least $252,300 is made.
  4. All bids are placed in US Dollars.
  5. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  6. The bidding will be open only to those bidders pre-approved by the auctioneer.  
  7. As the auction nears the ending time it will auto-extend until bidding is silent for 1 minute.
  8. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  9. The high bidder will be notified via email and phone call after the auction ends.
  10. Sale is “as-is”, "where-is". Seller will not fix anything.
  11. Within 1 day of auction close, winning bidder will be required to provide loan pre-approval documentation, provide proof of funds, place $10,000 security depost and sign a sales contract for the winning bid amount, all based on the terms described here.
  12. Closing will take place at Mattingly Ford Title Company within 30 days of signing the contract.
  13. When contract is signed, winning bidder will pay $10,000 earnest money to be held in the escrow account of Real Living Realty Services.
  14. Winning bidder may, at their option and expense order a title examination and insurance.
  15. Seller will include the following personal property in the sale: Kitchen appliances in main kitchen consisting of stove, range and diswasher.
  16. Seller will exclude the following real property from the sale: Appliances in basement, refrigerators, clothes washer and dryer.
  17. A buyer's premium is NOT in effect for this auction.
  18. Seller will provide a general warranty deed at the closing for the buyer.
  19. Possession to take place at closing.
  20. This auction is a non-contingency sale.
