Answer: The monthly fees are $412. They cover insurance, lawn/land maintenance, street maintenance, trash removal.

Answer: The back taxes in the amount of $2,202.27 is delinquent. I am waiting for the financials from the association to get back to you about the condo dues. Will let you know soon.

Answer: We are not at liberty to disclose the reserve, but if it is not met it's possible the seller continue to auction.

Answer: Generally in a short sale senario the lender negotiates the back taxes, assessments etc., we do not know who they will hold responsible. Yes the docks are first come first serve. They are not deeded to the units. There is no fee however long term docking is not permitted.

Answer: Yes, the units are allowed as seasonal rentals, rentals must be for at least two weeks.

Question: My parents and I are looking at condos in the Cape Coral/North Ft Myers Beach area. I will be "gifting" the deposit to them, and they have already been approved for a mortgage by a local bank in Cape Coral. Is it possible for us to buy a unit together through the auction process if they will be the primary occupants (I will take over the property upon their deaths). Thank you.
Answer: This is an issue that has to be addressed through the contract and disclosed to the mortgage company.

Answer: Distance to the river is about 30 minutes, yes there are bridges, not sailboat access.

Answer: 1 bedroom is downstairs and 2 bedrooms are upstairs, the master bedroom is upstairs, quite a few stairs, about 15 or so.
