Question: To Agent: I would like to know if I am the highest bidder and I would like to pay the property in full, meaning by personal check or money order, do I still have to enter my credit card information? Susan Torralba
Answer: Susan, Seller would be fine if you want to scan/email a copy of a cashiers check, made payable to National Title Company, in the amount of $500 (and reference the property address on it) to: info@YellowDotHomeTour.com Please do so at the time of registering to bid. Also referencing the part of your question about paying in full with a personal check, ....it will be required to present a cashiers check made payable to National TItle or wire funds) to close escrow. thanks
Question: Where do I enter my credit card information? Susan
Answer: you will be prompted for it when you log in to bid, you need to register for bidding, it's very easy, go to the home page and you'll see a button top right corner to register.....there's also a short video demo. thanks
Question: How much is the HOA here and what does it cover?
Answer: $155/month, and besides grounds/gates, pool and street maintenance; your water, sewer and trash are included.The winning bidder will receive a full Certificate of Resale package which includes the CCR's and rules/ regs, etc for review and approval during due diligence period.
Question: I already registered for this auction. I still can't find the area to put in my credit card. Susan
Answer: Hi Susan, sorry I wasn't clear in that last response. The bidding opens at noon (PST) tomorrow (28th), and now that you're registered, when you log in to bid tomorrow, you will be prompted for your credit card at that time. Thank you again

Terms
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. While auction is "active", all bids MUST be placed online.  Written offers will not be accepted.
  3. Winning bid is subject to seller approval.
  4. Buyers Premium of 1% will be added to the Winning bid amount, to become the final Total Contract Price.
  5. Buyers Agent commission of 3.0% is being offered.
  6. All bids are placed in US Dollars.
  7. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  8. The bidding will be open and everyone will have access to the bid history during the auction.
  9. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  10. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  11. The high bidder will be notified via email after the auction ends.
  12. Seller reserves the right to postpone or cancel this auction at any time for any reason.
  13. Sale is “as-is”, "where-is". Seller will not fix anything.
  14. Within 24 hours of conclusion of online bidding period, winning bidder will be required to submit loan pre-approval letter or/ proof of funds if a cash buyer; (current within 30 days). Winner will immediately be sent a complete winning bidders contract package; including all HOA Certificate of Resale Package Docs and Sellers Real Property Disclosure. Buyer will acknowledge receipt upon acceptance, and will sign and return contract at the winning bid amount and based on the terms described here, within 48 hours of receipt and will conclude all due diligence inspections, including appriasal no later than Noon on May 10, 2010.  Upon expiration of due diligence period, earnest money will be released to seller. 
  15. Closing will take place at National Title company no later than May 29, 2010.
  16. Seller will pay for homeowners title insurance, HOA transfer fee and 50% of Nevada transfer tax and escrow fee. All other Buyers normal closing costs to be paid by Buyer.
  17. Seller will include the following personal property in the sale: None
  18. Seller will exclude the following real property from the sale: None
Buyer Premium: 1.0%
This fee is added to the winning bid amount and is paid by the Buyer. High Bid + Buyer Premium = Selling Price.
