Question: Couple of questions plz:
1. Has the property ever flooded?
2. Is the house in a flood zone?
3. How high is property to river?
4. Airport noise?
5. Approx insurance costs; taxes?
6. Why on the market?

Answer: The property, at lease the house location, is far above the flood plain, I will be including an appraisal as soon as it is completed and it will include a flood map. The house is approximant 40 maybe 50 feet above the lake. The airport on the other side of the lake is a small plane airport; they make less noise than a lawn mower. The insures cost would be based on how much you insurance it for and you credit rating, the tax appraisal on the house struckure only is about $300,000.00, the total tax appraisal is $439,000.00 So you can relate that to your insurance agent. The property taxes are $5,295.98 that included city and county see the attached tax card. The owner built this for his son to go to UT, the son was going to live here and so on. Things didn’t work out, so know he wants rid of it.

Answer: There is not a reserve on this sale. However, the seller has the right to say yes or no to the sale. The property has been empty for over a year and he wants it sold. He know it not going to bring tax appraisal,
