Description
This home overlooks Deadmans Lake off of Highway 169 , South of Ely, and is screened from the highway by large mature Spruce and pine trees. There is a fire pit in the back yard  righ next to the Dock.  The home has been recently updated with new siding, roof, windows, electrical service and septic system, as well as new ceramic tile in the upstairs bathroom.  There is a large Ranch style front porch and a covered deck on the Lake side as well.  There are built-in cabinets in the upper level landing, with beautiful woodwork.  There is a small detached garage that is used more as a storage shed than agarage.

Question: Is there an open house showing? If so, when is it?
Answer: open house inspection is Saturday August 14 and September 11, 10:00am - 2:00pm
Question: Is lakeshore included? If so how many feet, and acreage of lake if known.
Answer: The Lake is a small environmental Lake, approximately 60 - 80 acres. Lot size is 1.75 acres, not sure if, or how much lake frontage is included, but Lake is within 150' directly behind the house.
Question: Is there a Certificate of Compliance for the septic system?
Answer: there has not been a compliance test done by our office. I was told that the septice saystem was new, but property is being sold "as is, where is". This and all properties will be open for inspection on Saturday, September 11, from10:00am until 2:00pm.
Question: Are there any property taxes due/past due, and are there any liens against the property and is there a clear title?
Answer: There are no liens or encumbrances against any of the auction properties. All have clear title.

Terms
Online Bidding for Auction

All bids must be submitted online. Sealed bids or write-in bids will not be accepted. Bidding will begin at 8:00 AM CST on September 6, 2010 and bidding will close on September 15, 2010 at 5:00 PM CST. For each bid that is received in the last three minutes, the auction will automatically be extended for an additional three minutes, until no more bids are made.

Property Inspection

All properties are sold on an “AS/IS, WHERE/IS” basis with all faults, and no warranty or representation, either expressed or implied, concerning the property is made by the seller or the Auction Company. Each potential bidder is responsible for conducting, at their own risk, their own independent inspection. Please refer to specific property information for inspection dates and times.

Auction Procedures

 
ABSOLUTE

For properties advertised as “Absolute”, the seller must sell to the highest bidder regardless of the price. Bidders may submit as many bids as they choose on one or multiple properties. The bidding for each property closes in 10 minute intervals from each other. If you are not the successful bidder on one property, you will have time bid on another property before that property closes.

NO MINIMUM

All properties advertised “no minimum” will be subject to acceptance or rejection by the seller. The bidding for each property closes in 10 minute intervals from each other. If you are not the successful bidder on one property, you will have time bid on another property before that property closes. Keep in mind that the seller reserves the right to reject offers that are too far below market value.

ABSOLUTE AND NO MINIMUM PROPERTIES

In the event that a bidder is high bidder on an ABSOLUTE PROPERTY AND A NO MINIMUM PROPERTY, the bidder will be obligated to purchase BOTH properties.

PUBLISHED RESERVE

For all properties advertised “published reserve”, the seller must accept the highest bid at or above the published reserve price. For bids received below the “published reserve”, the seller can accept, Reject, or counter back to any offer.

MULTIPLE NO MINIMUM AND PUBLISHED RESERVE PROPERTIES

In the event that a Bidder is high bidder on MULTIPLE “NO MINIMUM” AND “PUBLISHED RESERVED” PROPERTIES, they shall be obligated to purchase ALL of the respective properties.

All successful bidders will be required to enter into a purchase agreement and pay $1000 earnest money within 2 days of the close of the auction. Earnest money will be held in Wellson Group Inc. non interest bearing “trust account”.

Bidding Procedures
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you’re in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. While auction is “active”, all bids MUST be placed online. Written offers will not be accepted.
  3. Winning Bid is subject to seller approval.
  4. All bids are placed in US Dollars.
  5. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  6. The bidding will be open and everyone will have access to the bid history during the auction.
  7. As the auction nears the ending time it will auto-extend until bidding is silent for (3) three Minutes.
  8. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  9. The high bidder will be notified via email after the auction ends.
  10. Seller will include the following personal property in the closing: None
  11. Seller will exclude the following personal property in the closing: None

Financing

NONE- all sales cash,  it is recommended that financing be approved prior to submitting a bid.

Closing

Closings will be arranged by Wellson Group Inc. and executed by an agent recommended by the seller. All property sales must close within 30 days of the auction, unless extended in writing by the seller.

Title Insurance

Title Insurance is available on all properties and may be purchased at closing. Title commitments are available for review upon request.
