Questions
 
Question: Is there back taxes or any other leans on this piece of land.
Answer: There are some back taxes however, the taxes will be paid at closing. The title company and the county will not let the property convey until the taxes are paid. Which normally is done at closing..
Question: Are there any current health or county code violations known?Are sites individually metered for water or electric?
Answer: Not to our knowledge. We did a title opinion that explains this information. The sites are individually metered. There are 19 individual pads and 1 where a house was removed. The water and sewer is city..
Question: Are there any zoning violations or code enforcement issues currently with the property?
Answer: Not to our knowledge. If you would like to add more homes you will have to go before the "USE FOR REVIEW" at MPC to review the buyer's plan's for expansion.
Question: Does this auction end and finalize at 8:00am on Feb 3, 2012?
Answer: No, This is the online bidding which will end in the morning. We will take the highest bids from the online auction and proceed with the live auction. You MUST attend the live auction to be the highest bidder. The highest bidder will sign an auction purchase and sale agreement and have a good personal check or company check for the 10% down.Look forward to seeing you at the auction.

Terms
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. While auction is "active", all bids placed MUST be placed online.
  3. Winning bid is subject to seller approval.
  4. A 10% buyer’s premium will be added to the final bid price to arrive at the total contract purchase price paid by the buyer(s).
  5. Buyers Agent commission of 2% is being offered.
  6. All bids are placed in US Dollars.
  7. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  8. The bidding will be open and complete bid history will be available to all bidders.
  9. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  10. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  11. The high bidder will be notified via email after the auction ends.
  12. Seller reserves the right to postpone or cancel this auction at any time for any reason.
  13. Sale is “as-is”, "where-is". Seller will not fix anything.
  14. Within 1 day of auction close, winning bidder will be asked to obtain loan pre-approval or show proof of funds and sign a Purchase & Sale Agreement at the winning bid amount and based on the terms described here.
  15. Closing will take place at seller's title company, Admiral Title in Knoxville, TN within 20 days of signing the contract.
  16. When contract is signed, winning bidder will pay 10% nonrefundable down payment to be held at Admiral Title
  17. The down payment may be paid in personal check, business check and/or cash.
  18. Winning bidder may, at their option and expense order a title examination and insurance.
  19. Seller will include the following personal property in the sale: None

Buyer Premium: 10.0%
This fee is added to the winning bid amount and is paid by the Buyer. High Bid + Buyer Premium = Selling Price.
