  1. REAL ESTATE BUYER’S PREMIUM: A ten percent (10%) Buyer’s Premium will be added to the final bid price to arrive at the total contract purchase price paid by the buyer(s) for Real Estate.
  2. DOWN PAYMENT FOR REAL ESTATE: A 10% non-refundable deposit of the total contract purchase price on real estate will be due immediately after being declared the buyer. The non-refundable deposit may be paid in the form of a good personal check, business check, or cashier’s check. The balance of contract purchase price is due at closing. A
  3. CCEPTANCE OF BID PRICES: All successful bidders will sign a real estate contract immediately following the close of bidding at live auction.
  4. CLOSING: Closing shall occur within 30 days of auction. No extensions and not contingent upon financing.
  5. REAL ESTATE AGENT/BROKER PARTICIPATION: A 2% commission will be paid to any properly licensed real estate agents or brokers who registers a successful buyer according to the Real Estate Agent/Broker Participation Guidelines. Real Estate Agent/Broker Registration Forms are available from the Auction Company by phone at 865-862-8520. Registration 48 hours prior to the auction is required for all real estate agents. Under no circumstances will broker registration be allowed on the day of the auction.
  6. PERSONAL PROPERTY BUYER’S PREMIUM: A (15%) Buyer's Premium will be added to all Personal Property sales to arrive at the total purchase price of all items. Full payment for personal property will be paid in full by cash, good personal check or business check by the end of the sale and before any items shall be removed from the property.
