Question: Can you tell me the RESERVE level for this property?
Answer: I can't disclose the reserve price, but I can say I need a proof of funds statement for 20K to attain bidding approval.

Terms
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. While auction is "active", all bids MUST be placed online.  Written offers will not be accepted.
  3. Winning bid is subject to seller Confirmation.
  4. Buyers Agent commission of 3.0 % is being offered.
  5. All bids are placed in US Dollars.
  6. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  7. The bidding will be open and everyone will have access to the bid history during the auction.
  8. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  9. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  10. The high bidder will be notified via email after the auction ends.
  11. Seller and/or the Auctioneer reserves the right to postpone or cancel this auction at any time for any reason.
  12. Sale is “as-is”, "where-is". Seller will not fix anything.
  13. Within 1 day of auction close, winning bidder will sign a sales contract at the winning bid amount and based on the terms described here.
  14. Closing will take place at the winning bidder's Closing Attorney's Office  within 30 days of signing the contract.
  15. When contract is signed, winning bidder will pay $1000  earnest money deposit to the Attorney handling the closing.
  16. Winning bidder may, at their option and expense order a title examination, insurance.surveys,perk test.
  17. Seller will include the following personal property in the sale: None
  18. Seller will exclude the following real property from the sale: None
  19. Auctioneer,Castle Realty and Auctions,and Total Real estate LLC represent the Seller in this Auction.
  20. An 8% percent Buyers Premium will be added to the highest bidders price( Example a High Bid of $100,000.00 dollars would result in a purchase price of $108,000.00
  21. High Bidder will have the option to pay a nonrefundable $200.00 due dilligance fee and will have 30 days to conduct a perk test. During due dilligance the contract can be cancelled. Earnest money deposit will be refunded, On day 31 the earnest money deposit becomes nonrefunable.
  22. Castle Realty and Auctions, Farren K. Shoaf and Total Real Estate LLC make no warranties, gaurantees, claims, or representations other than in written form
  23. Castle Realty and Auctions Reserves the right to reject any and all bids for any reason
  24.  Property is subject to any and all easements recorded and unrecorded.
Buyer Premium: 8.0%
This fee is added to the winning bid amount and is paid by the Buyer. High Bid + Buyer Premium = Selling Price.
