Bidding Process:

  • Bidders/Buyers can bid online themselves OR Buyer’s Agents can bid online on behalf of their Bidder/Buyers, anytime from the beginning until the end of the published auction dates (refer to the “ Bidder & Buyer Agent Registration” section above). "Pre-Auction Offers" can be made directly to the Lisitng Agent up until 2pm the day BEFORE the auction start date. 
     
  • Once the bidding opens, everyone will have access to the bid history during the auction.
     
  • BUYER'S PREMIUM: When bidding, keep in mind that a “Buyer’s Premium” in the amount of 6% will be added on TOP of any  “Bid Amount” to equal the “Total Purchase Price” due from Bidder/Buyer at closing.
     
  • AUTO EXTEND: As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
     
  • If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
     
  • If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
     
  • To bid on this property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
     
  • All bids are placed in US Dollars.

“Winning Bid” Process:

  • The “Winning Bid” will be notified with 24 hours of auction close.
     
  • WINNING BID: Within 24 hours of the “Winning Bid’s” notification, the “Winning Bidder” will be asked to provide a loan pre-approval (financing) or proof of funds (cash) in the amount of the “Total Purchase Price”, including the 6% “Buyer’s Premium”, and will be asked to sign a Purchase and Sale Contract (“Contract”).
     
  • The “Total Purchase Price” on the “Contract” will include the “Bid Amount” plus the 6% “Buyer’s Premium”. The “Total Purchase Price” is the amount due at closing from Bidder/Buyer via a mortgage loan or cash, less any buyer closings costs, prepaids and prorations.
     
  • EARNEST MONEY DEPOSIT: Within 3 days of the “Effective Date” of the “Contract”, the Buyer/Bidder will deposit the Earnest Money Deposit with the Title Company/Escrow Agent.
     
  • CLOSING: Closing will take place at the agreed upon Title Company/Escrow Agent.

 

Buyer’s Agent Commission:

  • Buyers Agent commission of 2.5% is being offered.
     
  • BUYER AGENT REGISTRATION: In order to be eligible to receive the Buyer’s Agent commission, a Buyer’s Agent with an active Florida real estate license MUST be registered online by either the Bidder/Buyer or the Buyer’s Agent themselves by clicking the “Buyer’s Agent Registration” button above.
     
  • In the event that more than one Buyer’s Agent is registered for a single Buyer/Bidder, the first Buyer’s Agent registered by the Buyer/Bidder will be honored.

-DEFINITIONS-

Pre-Auction Offers: Written offers submitted directly to the Listing Agent during the timeframe that the auction is NOT active, up until 2pm on the day BEFORE the start date or AFTER the end date of an unsuccessful auction.

Bid Amount: Amount the bidder wants to Bid LESS the 6% “Buyer’s Premium” and LESS Buyer’s closing costs, prepaids, and prorations.

Highest Bid/Bidder: The bid/bidder with the highest bid amount at the close of the auction.

Winning Bid/Bidder: The bid/bidder whose bid is approved and accepted as the winner by the Seller after the Seller’s final review.

Contract: The Purchase and Sale Contract

Total Purchase Price: The Bid Amount plus the 6% Buyer’s Premium. The amount due at closing from Buyer less any Buyer closings costs, prepaids and prorations.

Effective Date: The date when the last one of the Buyer and Seller has signed the Purchase and Sale agreement along with all Addendums and it has been delivered to both the Buyer and the Seller.

Buyer Premium: 6.0%
This fee is added to the winning bid amount and is paid by the Buyer. High Bid + Buyer Premium = Selling Price.
